10.CLEANING  General    and  End of  Tenancy information 

HERE AT S M PROPERTIES WE TAKE CLEANING SERIOUSLY!

You are expected to clean your property on a regular basis and have a cleaning rota. If you need help in formulating a cleaning rota please ask. Remember if your house has not been cleaned for a long time and this leads to damage . for example the walls were so dirty now because they were not cleaned regularly to avoid the  dirty bilud-up that they need painting  or the carpet is too dirty now that it is beyond cleaning that it needs replacing you will be charged . You cannot always blame it on fair wear and tear., so be warned . We take cleaning your house very seriously and expected to be clean and presentatable especially during viewings and during viewing season.  Here is a guide. You are expected to formulate your own guide . If you need help please let S M Properties know. Remember we may want to see sight of it during property inspections, if necessary.

  

HOUSE   cleaning guidelines 

Kitchen


 

  • Clean        dishes in sink. Scrub countertop, empty dishwasher, wipe down top of        freezer, sweep and mop all floors. Examine and clean all visible        area(s).

 

Living Room

 

  • Pick up all        "kitchenware" and return it to the kitchen, wipe down all        tables and flat surfaces, polish all wood furniture, and vacuum the        floors. 

 

Dining Room

 

  • Determine if        tablecloth needs to be washed, if so, wash. Polish and dust china hutch 

and storage chest. Wipe down all other affected areas. 

10.CLEANING   CONTINUED

 

Family Room

 

  • Pick up all        "kitchenware" and return it to the kitchen, wipe down all        tables and flat 
  • surfaces,        polish all wood furniture, and vacuum the floors. 

 

Stairs

 

  • Thoroughly        vacuum all stairs. Wipe down railings and clean walls where there are        marks. 

 

Upstair Common Areas

 

  • Thoroughly        vacuum all areas. Wipe down and clean walls. 

 

Bathrooms

 

  • Scrub        shower, countertop, sink, and sweep and mop floor. Clean toothbrush        areas, open and organize medicine cabinet. Scrub and clean all areas of        toilet. Clean all other visible areas. 
  • Do        same for basement bathroom

 

Basement (Common)

 

  • Vacuum        stairs, clean railings and walkway to lower landing. Pick up all        "kitchenware" and return it to the kitchen. Arrange bar so        that all items are neat and in order. Vacuum rest of floor, cleaning        things that are out of order. 

 

Basement Bathroom

 

  • Sweep        area. Scrub and clean all areas of toilet. Clean all other visible        areas. 

11.END OF YOUR TENENACY 

The information here is general , but you will received more information more closer to the time also . 

 There will be a comprehensive house inspection to the end of your contract .All inspections can be arranged anytime but not less than 3 days ideally before you are due to leave in case issues need to be raised . Normally this will take ½ an hour . Then the day you are due to leave the landlord may meet you at the house to collect the keys(by default) or what arrangements have been made .  A FINAL FURTHER INSPECTION MAY BE necessary in some cases.

The deposit procedure is to be followed properly and only then will the appropriate deposit be refunded according to the terms and conditions of the contract. It must be reminded that it is a breach of the contract to use your deposit as last months rent.Please note that gas ,electricity readings must be taken wthin 1  week before the end of June or your contract so that you will have received and been able to pay the bills or you can do this as soon as possible.Failure to do so could cause delay in receiving your deposit back. All final bills must be requested for all properties( hard paper copies if requested)i.e GAS, ELECETRICITY and WATER. Deposits will not normally be returned straight away  after the contract due to the sheer workload for the landlord. 

. Although I will be free throughout the week leading to the end of the contract all day. Remember if the house is  not clean , then a cleaner may have to be employed to cover the cost of cleaning and this will be charged for.

The appropriate deposit will be returned as soon as the following have been complied with. This advise is mostly relevant for those changing house and also you may be issued with further advise leaflets of the most important things and as a guide to cleaning along with the following information:

  1. House inspection complete, be arranged within      last 1 week and a follow up in the last days) or sooner. All house to be      fully cleaned ,along with all rubbish and personal belongings removed.      This will be required for the final inspection. IF BINS ARE FULLY ,may      put rubbish in black bags in the      GARDEN OLNY ,no more that 7 bags for next following collection.Take a      picture & send to me(first) for approval.
  2. evidence(copies) of bill statements to the      landlord. You should receive a bill that is the final bill to close the      account( includes all houses) except the houses that have had an extension      of contract.I am sure you may have questions on how to handle the bills      ,for advise contact the landlord  ASAP.
  3. All keys must be returned by the last day . Sometimes      if we are not available we will ask to leave them on the bedroom table and      take a picture and send it to me Please note any belongings left will be removed      or thrown away and dealt with at landlords discretion See A14 of tenancy  .Please do      not leave things to the last minute.as a general rule .If the keys are not      returned on time then you will be charged. AS a LAST RESORT , WE HAVE THE RIGHT TO CHANGE LOCKS FOR THE SECUIRTY OF INCOMING TENANTS IF ALL KEYS ARE NOT RETURNED ON TIME OR IF THE PROPERTY IS EMPTY TO MEET INSURANCE POLICY REQUIREMENTS.
  4. The the agreed deposits will normally be returned      within 10 DAYS BY BANK ACCOUNT after the bills and any issues have been      resolved and agreed .

Inspection are necessary and are required so as to ensure quality and control both for tenant and landlord. It is also absolutely essential that the new tenants will want to move in on the 1stday of their contact with no problems at all .
