10.CLEANING General and End of Tenancy information
HERE AT S M PROPERTIES WE TAKE CLEANING SERIOUSLY!
You are expected to clean your property on a regular basis and have a cleaning rota. If you need help in formulating a cleaning rota please ask. Remember if your house has not been cleaned for a long time and this leads to damage . for example the walls were so dirty now because they were not cleaned regularly to avoid the dirty bilud-up that they need painting or the carpet is too dirty now that it is beyond cleaning that it needs replacing you will be charged . You cannot always blame it on fair wear and tear., so be warned . We take cleaning your house very seriously and expected to be clean and presentatable especially during viewings and during viewing season. Here is a guide. You are expected to formulate your own guide . If you need help please let S M Properties know. Remember we may want to see sight of it during property inspections, if necessary.

11.END OF YOUR TENENACY
The information here is general , but you will received more information more closer to the time also .
There will be a comprehensive house inspection to the end of your contract .All inspections can be arranged anytime but not less than 3 days ideally before you are due to leave in case issues need to be raised . Normally this will take ½ an hour . Then the day you are due to leave the landlord may meet you at the house to collect the keys(by default) or what arrangements have been made . A FINAL FURTHER INSPECTION MAY BE necessary in some cases.
The deposit procedure is to be followed properly and only then will the appropriate deposit be refunded according to the terms and conditions of the contract. It must be reminded that it is a breach of the contract to use your deposit as last months rent.Please note that gas ,electricity readings must be taken wthin 1 week before the end of June or your contract so that you will have received and been able to pay the bills or you can do this as soon as possible.Failure to do so could cause delay in receiving your deposit back. All final bills must be requested for all properties( hard paper copies if requested)i.e GAS, ELECETRICITY and WATER. Deposits will not normally be returned straight away after the contract due to the sheer workload for the landlord.
. Although I will be free throughout the week leading to the end of the contract all day. Remember if the house is not clean , then a cleaner may have to be employed to cover the cost of cleaning and this will be charged for.
The appropriate deposit will be returned as soon as the following have been complied with. This advise is mostly relevant for those changing house and also you may be issued with further advise leaflets of the most important things and as a guide to cleaning along with the following information:
Inspection are necessary and are required so as to ensure quality and control both for tenant and landlord. It is also absolutely essential that the new tenants will want to move in on the 1stday of their contact with no problems at all .
